A RECREATION COIVI IVI UNITY RESORT
Through +l- LO years of planning reviews and community comments, and
adopting to the revised shoreline management plan, a number of alterations to
the Lifestyle Amenities have been amended at Pleasant Harbor Resort.
1. GOLF COURSE: Has been reduced to a 9-hole golf course to mitigate the
areas of disturbance.
2. THE ZIP LINE: Has been eliminated due to disturbance to the Bed &
Breakfast location, plus insurance concerns.
3. THE SWIMMING POOt(s): Have been moved into the recreation building,
providing S lanes for Olympic training, a children's pool,
and water slides that have both lnterior & Exterior
design elernents.
4. THE RECREATION BUILDING: Has been modified to accommodate 208 short
term accommodation. lt includes an interior Sports Arena
for Soccer, Basketball, Volleyballas well as a number of
Racquet Courts plus the Health & Wellness Exercise Center
and SPA. The Conference Center remains including the 2
Eating Areas and Lounge, plus the Wedding Chapel. A
small store provides basics for guest services. The Golf Pro
Shop is on the lower floor.
5. TENNIS: The 3 tennis courts remain as do the outdoor seating areas.
6. SOCCER FIELD: An outdoor soccer field is added over the Drain Field.
The Driving Range over the Kettle B Reservoir has been
eliminated.
7. RESIDENTIAL: There remains 65%for short-term and 35% for long-term
accommodation as noted on the attached Alternative 3
Schedule.

8. MARITIME VlttAGE: This building remains and includes a large Farme/s
Market, a Family Fun Center and Food Court. There are
still 55 of the short term accommodation planned for the
this building fronting on Highway 101.
9. WASTE WATER TREATMENT: This plant remains although the Reservoir
has been asked by the PGST to relocate to another
location.
10. PARKING: The Parking is being configured with mainly outdoor
guest parking for the Short-Term Stay, and enclosed
parking for the Long-Term Stay. (see attached schedule)
11. PUBUC TRAI{SIT: The Bus Termina! will be constructed and remains the
same.
12. ROAD NETWORK: The road network within the Black-Point Property area
was designed to follow areas of disturbance during the
American Campground era. This is stillthe plan.
I3.AMPHITHEATRE: This outdoor amenity would not fit withoutthe
Dancing Waters within the reservoir of Kettle B.
SUMMARY:
The Marina Area has been completed under the Binding Site Plan (BSP),
including the accessory buildings and the outdoor pool. This area is no
longer part of the Maritime Village and Resort Application.
Once permits are released, the plans are to replace docks J and K.
The wells for the Potable Water including treatment remains the same.
The information provided is intended to clarify the minor amendments that
have been recommended by PGST, the Community Meetings, and other
interest groups.
