First, congratulations! I know your work isn't completed but what you've accomplished is a huge milestone for Jefferson County. I'm not going to pretend to be able to provide any meaningful input or criticism of your work product. You are the experts and I'm basically a layperson. That said, the only thing I ask of you is that you make sure you are comfonable with any enforcement provisions of the code. I do not want the County to experience another PLA timber harvest style debacle some years down the road. Please "worst case scenario" this project to death. As you proceed please keep in mind all that can go wrong - and the County's concomitant response. What if the developer gets the project shovel ready then sells - how does this impact the County? What if development commences and the developer goes bankrupt? Are there bonding requirements that will address environmental clean up needs if required? What if the developer finds a number of artifacts or discovers an Native American graveyard? Are there concerns about the "view shed" being disturbed by landowners to the west of the resort - beyond height restrictions do they have or are they entitled to other protections? What if there is salt water intrusion into the water source? Perhaps some of these questions are feeble - I'm not a land use guy - but some may be legit. What if, what if, what if. I just want to make sure we have a solid statutory basis for taking any enforcement action the County deems necessary. I know I'm asking you to look into a crystal ball to a certain extent but I know you two are exceptionally bright and I know you've got a talented team Patty, so try to think of every fup imaginable. And then make sure we have a statutory or code response that protects the citizens of this County. Thank you again for the awesome work you have completed thus far on the Pleasant Harbor MPR.
