Permit history reviewed. The property is currently vacant. There are no plat conditions.
There is an adjacent Commercial Forestry Parcel (CF-80, 601104003) located near the project site. The
development site meets the 250 ft commercial forestry setback. No further action required.
There is Conservancy Shoreline Designation located on site. According to the Stormwater Site Plan, the
proposed garage/shop is located outside of the 200 ft shoreline jurisdiction. No further action is required.
According to the Jefferson County GIS maps, there are wetlands located in the shoreline. The 2016 Ecology
Photos show no wetland vegetation present in the shoreline adjacent to the property. No further action
required.
There is a Frequently Flooded Area ("VE" Flood Zone) located in the shoreline of the property. The proposed
development is located outside of the flood zone. No further action required.
There is a SUSC and Coastal SIPZ located on the property. The water source is private. Special conditions
will be included in the permit.
There are Geological Hazardous Areas (Seismic Hazard Area, Shoreline Slope Stability
Area-Unstable-Recent Slide & Unstable slope, and Slight, Moderate, and High Landslide Hazard Area)
located on the property. A Geologic Hazard Assessment prepared by Stratum Group on April 27th, 2021
made the following conclusion:
"Based on my assessment of the geology of the site, the proposed home and garage/ shop will not be at risk
from landslides or shoreline bluff retreat. The existing septic drain field is 70 feet from the top edge of the
slope and will not be at risk from landslides or shoreline bluff retreat. The proposed home is located even
further from the top edge of the slope.Outside the building areas, native vegetation should be maintained as
much as practical. Native vegetation, particularly tress and low native brush within 50 feet of the top of the
bluff should be disturbed as little as possible".
-The applicant shall follow the recommendations of the 2021 Geologic Hazard Assessment.
