Development must be at least 150 feet from ordinary high water mark (OHWM) and any buildings must be
an additional 10 feet back.
Construction more than 200 feet from OHWM will not need a shoreline permit.
Current shoreline regulations prohibit stairs to beach on feeder blu s (check Washington Department of
Ecology Coastal Atlas map to determine if the steep slope is a feeder blu ).
If you decide to construct stairs to the beach or install a mooring buoy, the next step would be to apply for
a pre-application meeting. It is recommended, but not required, that the shoreline pre-app be held onsite.

Contact Je erson County Environmental Health (Susan Porto) with questions about potable water.
Trees within the 150-foot shoreline bu er are intended to remain onsite. Any trees proposed for removal
would need review by DCD and addressed in a geotechnical report (and possibly a biological and/or
arborist report).
Limited limbing may be conducted without a permit.
In the central and western portions of the property, if you want to clear more than 7,000 square feet of
vegetation prior to septic or building application, a stormwater permit may be needed from DCD.
Building height is limited to 35 feet.
