Permit History Reviewed. Existing residence, garage, and carport were built in 1982 w/o permits.
No Plat Conditions.
There is a Commercial Forest (Parcel 801021007) and Rural Forest (Parcel 801022006) located
adjacent to the project area. The bath house is located over 400 ft away from the forestry
parcels. The bath house meets the 250 ft forestry setback. No further action is required.
According to the Jefferson County GIS Maps, there may be a stream located off-site. The
potential stream is located over 200 ft from the bath house. No further action is required.
There is a wetland located northwest of the property. A Wetland Mitigation/Enhancement Plan
(Parcel 801022009) has been submitted for the northern property. The bath house is located
outside of the 350 ft wetland buffer. No further action is required.
There is a Geological Hazardous Area (Slight Landslide Hazard Area) located on the property.
The bath house is located on an approximate 24 % slope. The property has AlC
soils (alderwood gravelly sandy loam, 0 to 15 percent slopes). Runoff is slow to medium, and
hazard of water erosion is slight to moderate. A geotechnical report is therefore not required.
