Permit history reviewed. No Plat Conditions. The existing manufactured home was built in 1985
and is permitted under BLD1997-00657.
According to the submitted site plan, the proposed ADU is located 18 ft from the ROW (W
KINKAID ST). Minor Collector and Local Access requires a 20 ft setback. On July 22, 2021, the
DCD UDC Administrator granted a reduction of 2 feet to the required 20 foot road setback due to
the placement of the septic system SEP2020-00045, as indicated on the approved site plan (JCC
18.30.050). No further action required.
The property is located in UGA-LDR - Low Density Residential 4-6 zoning. An Irondale/Hadlock
Sanitary Sewer System No Protest Agreement has been recorded on July 20th, 2021 under AFN
