HomeMy WebLinkAboutBLD2015-00097 - 10 COMMUNICATION 1 Pe S Scope Statement The proposed project at 657 Rainier will partially cover an existing deck with 500 s. f. of new framed roof.The covered area will be achieved by spanning the existing deck with engineered pre- manufactured vaulted trusses.The trusses will set directly on the existing walls top plate and will be attached by Simpson hold downs. Framing, over roof framing,and shingles will be of approved materials and installed to UBC codes by best practices standards within the constraints of JCCD and Port Ludlow ACC. The project will not be visible by neighbors or from curbside, thus keeping the visual impact from affecting the surroundings.The intent of this project scope is to provide covered outdoor entertainment area with no impact to the neighbors existing perspective. Demolition is needed to get the new roof members, sheeting,and shingles attached in accordance with best practices; this will necessitate the use of an onsite receptacle for the removal of waste materials. The receptacle will be off the street in the driveway but will be visible from the street during the construction phase of this project. Materials Description All materials will be of the proper species,dimension,and finish to meet all applicable standards. Roofing;will be 40 year architectural style composite to match existing shingles with 15 lb. felt underlayment. Framing; will be a combination of engineered trusses with stick framed over roof per UBC.The species of all framing member will be Douglas fir. All fasteners and connectors will meet with applicable standards for usage. Sheeting will be OSB and clipped in joints per codes. Soffit and Siding;the intent is to use reclaimed cedar for soffit and siding of whatever width and thickness is available.Tyvek building wrap on all insulated surfaces before siding. In case of not being able to find a suitable reclaimed product the side walls will be Nardi plank lap to match existing and soffit will be cedar T&G Y2"thickness. Paint/Stain;This color will be transparent to enhance the natural aged effect of the reclaimed materials.
