RE: MLA20-00152 Cape George Land Co. Boundary Line Adjustment

After reviewing the proposed Boundary Line Adjustment, I have the following comments:
1. All of the descriptions including the original and the new descriptions are
referencing the wrong Volume and Page Number for Irvington Addition to the City
of Port Townsend. It should be Volume 2, Page 96.
2. Parcel 963303401, 963304102, & 963304103 are included in the Tax Parcel
Number List in the Permit Application but don’t appear to be part of this proposal.
3. The new descriptions of Parcels, AC, AD, AE, AF, AG, AH, BG, BH, BI, BJ, BK,
BL, BM, BN, BO, BP, BQ, and BR have an incorrect direction to the point of
beginning, S 1° 57’ 47” E should be S 1° 57’ 47” W.
4. There’s a problem with the curve in the description for Parcel BI, it appears to
concave to the north rather than the south as described. The radial line bearing
of South 3° 44’ 54” West results in a misclose in our system. Changing the radial
line bearing to North 3° 44’ 54” West (or South/East) resulted in an acceptable lot
closure.
