PROJECT LOCATION: Parcel Number 961804001 in Section 2, Township 30N, Range 1W, IRONDALE #1 BLK 40 TAX 204 BND TGTH THRU BLA#113727, located on 142 N Maple St in Port Hadlock, WA 98339 CONDITIONS: 1.) The applicant shall follow and adhere to the recommendations provided by the Vegetation Management Arborist Report, prepared by Richard R Hefley – Consulting Arborist, submitted to the applicant on November 13th, 2020. 2.) This parcel is within a no shooting area per JCC 8.50. FINDINGS: 1.) The Administrator finds that this application complies with applicable provisions of the Unified Development Code, all other applicable ordinances and regulations, and is consistent with the Jefferson County Comprehensive Plan and Land Use map. 2.) Geologically hazardous areas are areas that because of their susceptibility to erosion, sliding, earthquake, or other geological events, are not suited to siting commercial, residential, or industrial development consistent with public health or safety concerns. 3.) The Geographic Information Systems mapping review identified the following Critical Areas on the subject property: Unstable Slope Stability Area, High Landslide Hazard Area, Erosion and Seismic Area, Residential Shoreline, Wetlands (in shoreline), AE Flood Zone, SUSC CARA, and Coastal SIPZ. 4.) The site plan as submitted with the tree trimming application on July 15th, 2020 has been reviewed for consistency under the UDC, and has been approved by Jefferson County Department of Community Development. Any modifications, changes, and/or additions to the stamped, approved site plan dated November 16th, 2020 shall be resubmitted for review and approval by Jefferson County Department of Community Development. 5.) This approval is for a tree trimming permit only. The applicants are proposing to trim tree branches (no larger than 6" in diameter) to enhance views. Any future permits on this site are subject to review for consistency with applicable codes and ordinances and does not preclude review and conditions which may be placed on future permits. 6.) Tree trimming will occur within Residential Shoreline. This proposal has been reviewed against the shoreline buffer and vegetation retention requirements in Chapter 18.25 JCC (Shoreline Master Program) and was found to be consistent with these regulations. 7.) NOTICE: This permit does not excuse the proponent from complying with other local, state, and federal ordinances, regulations, or statutes applicable to the proposed development, but consistent with RCW 90.58. Development pursuant to this permit shall be undertaken subject to the applicable policies and performance standards of the Jefferson County Shoreline Management Master Program and the Jefferson County Unified Development Code. Page 2 of 2 APPEALS: Pursuant to RCW 36.70C, the applicant or any aggrieved party may appeal this final decision to Jefferson County Superior Court within twenty-one (21) calendar days of the date of issuance of this land use decision.
