The property is located adjacent to AP-20 - Commercial Agriculture (Parcel 901342008). A Disclosure of Nuisance shall be included in
the BLD permit.
The existing structures were built in 1940 and the carport that was built in 2012 is 270 sq. ft. No further action required.

Notes: Development review staff conducted a site visit of parcel on April 13, 2007. The site visit confirmed the wetland as identified on
the JC GIS mapping system is a man made pond and there is no stream on site. See MLA 07-00211.
According to the Jefferson County GIS Maps, there is a Type "Ns" Stream located on the property. Based on the existing structures
and driveway, it appears that the stream as shown on the GIS maps does not exist on the property. Contours on the NE portion of the
property indicate a possible stream location. The proposed Art Studio is located over 250 ft away from this area. There appears to be a
stream located on the adjacent property (901342022). The proposed Art Studio meets the 50-75 ft buffer requirement. Due to the
proposed amount of ground disturbance and the flat area around the project site, no silt fence shall be required.
The proposed Art Studio is located within 350 ft of a wetland located on Parcel 901342008. West Valley Rd functionally isolates the
proposed project from the wetland (JCC 18.22.270). No further action is required.
There is a SUSC located on the property. No further action required.

2. Please confirm whether the existing shed, that was built in 2012, is 432 square feet. If so, a BWOP is required.
- There is no existing shed that is 432 square ft. There are 3 existing small sheds that all drain away from the reserve septic area and
are no larger than 180 square ft.
3. According to the submitted site plan, the applicant is proposing to use BMP T5.10B: Downspout Dispersion Systems (w/ Splash
Blocks) and BMP T5.12: Sheet Flow Dispersion for stormwater controls. Will stormwater be dispersed away from septic system reserve
area?
- Yes, the storm water will be draining in the opposite direction of the reserve area. The shed roof drains away from the reserve
drain field.
