After many years of consideration on this issue, we have decided it is in the best interest of the citizens of Jefferson County and also the County's long term capital facility growth plan to enter into this property transaction with Jefferson General Hospital at this time. We have enclosed a time line and draft outline of the strategies that we believe reflect the essential points of our previous discussions. We look forward to working with Jefferson General Hospital on this transaction. The property was appraised in 1996 by Consultants Northwest. Since Jefferson General Hospital and Jefferson County will need to determine the property's present value in 1999, Jefferson County will have Consultants Northwest update the 1996 appraisal. • Jefferson General Hospital will pay Jefferson County for the value of the Multi -Service Building property. A property value and payment structure will be determined between both parties. • Community Action Council (CAC) has been a tenant of the Multi -Service Building since 1977. It is the desire of Jefferson County that CAC remain in the building as lessee for a minimum of two (2) years after the building has been turned over to Jefferson General Hospital. Jefferson General Hospital will be entitled to all rents and revenues associated with the Multi -Service Building property at the time of sale. • Upon final transaction, Jefferson General Hospital will be responsible for all Multi -Service Building maintenance, repairs, operations and liabilities. • It is the desire of Jefferson County that an Agreement with Jefferson General Hospital be made in good faith so that County Health Department programs and offices will be part of a future Jefferson General Hospital campus.
