This letter is intended to address comments included in the letter from the Jefferson
County Department of Community Development dated January 26th, 2022 regarding the
subject property.
At the request of Rob Owens of Lexar Homes, this office conducted an inspection of the onsite soils at the aforementioned residence on February 1 st, 2022 to determine the
nature of the subgrade material specifically for feasibility of stormwater mitigation
techniques.
The onsite investigation consisted of observing onsite soils in a test pit excavated by
Shoid Excavating approximately central in the east-west direction and toward the south
end of the site. The soils generally consisted of approximately 4 feet of permeable soils
over a very compact fine sand layer: The soil profile was as follows
o to 6 inches: Sandy Loam (topsoil)6 to 48 inches: Loamy Medium Sand48 to 60 inches: Compact Fine Loamy Sand (very slow draining}
No water was observed in the test pit and no significant mottling was observed.
To specifically address the comments in the aforementioned letter:
1.There is 4 feet of permeable soils present onsite and no indication of water tableto at least 5 feet below ground surface
2. If drywells are utilized they should be sized to provide at least 3.3 cubic yards per1000 square feet. of roof area draining to the drywall, and should be kept as
shallow as possible to allow separation from the dense layer noted above. It is
recommended that shallow infiltration trenches (BMP T5.1 0A) be utilized in lieu
of drywalls due to the relatively shallow permeable soils. Trenches should be

Hi Seth‐
I wanted to send our revised site map to you before sending it into the County.
After reading the letter/report you provided to Lexar homes and Rob Owens.
I have added the BMP T5.12 to the driveway and changed the drywell size.
I know your report said shallow trenches would be best‐ however, if I did the math correctly‐ this project
would require 3 ‐ 70 ft trenches.
Unfortunately, this site won't really allow that‐ ( or not from what I can see) and meet the setbacks required
for trenches.
I wanted to double‐check with you before submitting the revised site map with your letter. To make sure I
am not being a BONE HEAD‐ missing something that may be obvious to someone like you.
I hope it is okay to ask you these questions I appreciate your time and assistance.

Sally,
Couple of quick questions:
1.Is the total roof area 2,783 suqare feet? If so you will only need 84 feet of trench. (30 feet of trench per 1000
square feet of roof area)
2.I talked with Rob briefly just now and he is likely going to go for a single shallow drywell with the following
approximate dimensions: 5’W x 2’D x 25’L which will give approximately 9.25 cubic yards of volume which
should be sufficient.
3.The deck area does not need to be counted toward stormwater management as it is going to be pervious (wood
with gaps) and the sidewalk and driveway do not need to be included in the trench calc as they will be dispersed
onsite.
