PERMIT HISTORY: Permit history reviewed. The property is currently vacant. Olympic Terrance Division 2-
Phase 1 Conditions:
1. There is N.G.P.E located on the property- plat conditions shall apply to the project
2.There is a Utility Easement located on the property- plat conditions shall apply to the project
CRITICAL AREAS:
1. According to the Jefferson County GIS Maps, there is a wetland within 300 ft of the project site. The Plat
shows the proposed project area meets the 25 ft and 50 ft buffers for the off-site wetlands (Wetlands H & L).
Buffers are vested in Port Ludlow Development Agreement.
2. There are geological hazardous areas (Slight Landslide Hazard Area) located on the property. A geotechnical
report is not required for slight landslide hazard areas. There is a Moderate Landslide Hazard area located 15 ft
from the property line (within 200 ft of the proposed NSFR). The proposed residence is located approx. 100 ft
away from the Moderate Landslide Hazard Area, and therefore meets the 40 ft setback requirement (JCC
18.22.530(8)(b)(ii)). However, the proposed residence is next to a 34% slope. According to the Geotechnical
Report submitted on August 12th, 2021, prepared by GeoResources on August 6th, 2021, "It is our opinion that
an active landslide hazard does not exist on or within the site vicinity. No signs of seeps, springs, or evidence of
slope instability or surficial erosion was observed at the time of our site visit. The steeply sloping area to the
north of the site has vertical relief of about 50 feet. Per the 2018 IBC, the site should have a setback of at least
17 feet from the top of the steeply sloping area, unless, reduced by a geotechnical engineering report". The
proposal meets the 17 foot setback requirement. Notice to Title recorded under AFN 650973.
3. There is a SUSC located on the property. No further action required.
