Regarding your inquiry about sufficient parking, the transient rental cabin is on 25 acres— plenty of parking! We have
lots of gravel driveways and parking areas so no additional gravel or asphalt work is being done.
Getting a site plan for the site would cost upwards of $2,500 and, in my opinion, is unnecessary for the permit review
because the structures and the approaches have already been permitted.
I sent in my permit application in June 2021. At this point, nine months later, I think the county has a duty to issue a
permit, or deny it. Asking for additional onerous and unnecessary information does not seem like a prudent use of
either of our time or money. Short‐term rentals are allowed outright in our zone, and no changes to original building
permit/site‐plan are being sought, so there shouldn't be a reason for the permit process to drag on for this long.
I’m happy to hop on a call and discuss a bit more. I am not trying to be rude, But just realistic. I don’t think either of us
wants this to drag on indefinitely, and the site plan just adds tons of complication and cost onto my end, As you know,
my cabins are three hours from the closest civil engineer! :)

Dear ADAM & SARI SIMON:
The Department of Community Development is in the process of reviewing your application. The
following information is needed to continue review of your project.
1. SITE PLAN: Upon review of the permit application, the applicant has only submitted a floor plan.
Please develop and submit a Site Plan that shows the property, property lines, existing structures,
proposed parking area, and other site plan elements included in the Jefferson County Site Plan
Checklist.
Please Note: The attached Jefferson County Site Plan Checklist provides a detailed list of the
required elements of a complete site plan. It is highly recommended that the applicant reviews the
Site Plan Checklist when drafting the requested site plan. Please let the assigned planner (Ms. Hunt)
know if the applicant would like to see an example of a completed site plan for a transient rental
application.
2. PARKING: According to JCC 18.20.210(b), "At least one additional off-street parking space shall
be provided for the transient use in addition to the parking required for the residence or guest
house".
Please submit a site plan that shows and labels the required minimum of 3 parking spots. In addition,
Jefferson County DCD would also like to confirm if the three parking spots are already existing or if
the applicant is planning to add gravel, pavement, or any other hard surface to create the parking
spots.
3. ROAD APPROACH: The proposal is located adjacent to State Highway 101. Please verify if the
property owners have received an approved Road Approach Permit from the Washington State
Department of Transportation or Jefferson County. If a Road Approach Permit has been received,
please submit the permit number to the assigned planner (Ms. Hunt).
Please submit the above information to the Department of Community Development within 90 days
of the date of this letter which would be 5/17/2022. Please call 360-379-4450 to speak with the
assigned planner if you have any questions.

Based on Table 3.1 in Jefferson County Code 18.15.040, the requested Transient Rental of the two
cabins and numerous camping locations will require a Conditional Use Permit. The first step will be
to request a Pre-Application Conference. We will need a scaled drawing of the project, locating the
cabins and camping spots proposed on both sides of Hwy 101. Please provide a narrative explaining
the proposal. JCC Sections 18.15.040 Table 3.1, JCC18.15.455, and 470, JCC18.20.350(3)(i),
JCC18.20.350(6), and JCC18.15.470 may provide useful information in completing this application.
Please submit the above information to the Department of Community Development within 90 days
of the date of this letter which would be 2/8/2022. Please call 360-379-4450 to speak with the
assigned planner if you have any questions.
