Please see below figure, the red star marks the location of the wetland on the 3070 Oak Bay Rd property. It is right along
the northern property line abutting the Pomona Woods property. At approximately 47.998329°, ‐122.727937°.

Good morning Amanda and Donna,
I visited 3070 OAK BAY RD with some Oak Bay Rd residents concerned with the Pomona Woods development last Friday.
The address I visited is the parcel abutting the southern property line with the Pomona Woods parcel. During my
inspection of that site, I found a wetland on the 3070 OAK BAY RD side of the property line and believe that though the
wetlands were all on this property, the buffers most likely extend north into the Pomona Woods parcel. That said, I did
not find any evidence of streams during my site visit. Given my observations, I recommend the county investigate the
wetlands at 3070 OAK BAY RD to determine if those have any buffers that could affect the Pomona Woods
development. The contact I have for that property is Frances, and she is cc’d on this email.

provide a timely response for the concerned resident. I will plan to meet with them this afternoon and see what we can

(SEPA) checklist, attached for your reference, that they claimed there is no stream/surface water on the property or in
the immediate vicinity, and that the county’s biologist verified this on site. Furthermore upon inspection of various
available stream maps, I did not find any mapped/documented streams associated with the parcels.

development.

CONCERNS: The reasoning for these concerns on the
boundary line of an existing resident and the proposed
development there is a stream that runs down the property,
there is evidence of erosion, if this stream exist here, it needs
to be researched as to other existing streams and erosion.
