HISTORY:
- The property is currently vacant. No plat conditions. The applicant is proposing to build a New Workshop. The proposed building is not
located in the easement area on the property.
- Located within 500 feet of a parcel zoned as RI - Forest Resource-Based Industrial. A Notice of Disclosure shall be included in the permit
conditions.
- Parcel Tag (Parcel 002283032)- 6yr Mor. on Non-Forest Permits: FPA2613307 application approved on 11/24/2014. Moratorium expires
11/24/2020. JCC18.20.160(5)(b) "Mandatory six year development moratorium. For six years after the date of the application the county
shall deny any and all applications for permits and approvals, including building permits and subdivision approvals, relating to or for non
forestry uses of land subject to the application. FPA expired 2020. No further action required.
- FPA2018-00002 (Approved)- Release from a six-year development moratorium including stormwater management permit and State
Environmental Policy Act (SEPA) Review.
CRITICAL AREAS:
1. Wetlands- A Wetland Delineation by Marine Surveys and Assessments, dated March 25th, 2018, was submitted in conjunction with a
FPA release permit application on May 16, 2018. The professional biologist delineated a Category III slope wetland in the northeast corner
of the parcel that requires a 110-foot buffer. The proposed Workshop is located outside of the 110-foot buffer. No further action is required.
2. Streams- According to the Jefferson County GIS Maps, there is a Fish Bearing Stream located on the adjacent parcel (002283035). The
proposed new workshop is located outside of the 150 foot buffer plus 5 foot building setback. No further action is required.
3. Geohazard Area- According to the Jefferson County GIS Maps, there is a Seismic Hazard Area located on the subject property. The
proposed workshop is not located in the Seismic Hazard Area. No further action is required.
4. CARA: According to the Jefferson County GIS Maps, there is a SARPA + SUSC located on the subject property. There is no heat or
plumbing proposed. No further action is required.
AIR SENT (3/21/2022):
1. WORKSHOP (COMPLETED, 3/24/2022): Please submit a written statement to the assigned planner (Ms. Hunt) clarifying the intended
use of the proposed New Workshop. Does the applicant intend to use the Workshop to provide supplemental income for a single family,
consist of limited-scale service or fabrication, and limited retail sales, or propose a commercial or manufacturing activity within the
Workshop?
(Reed G, 3/24/2022): "I will be using my new workshop as a personal workshop".
2. STORMWATER PACKET (COMPLETED, 3/24/2022): The Jefferson County Department of Community Development (DCD) has not
received a stormwater packet in conjunction with the building permit application (BLD2022-00061). Please identify the proposed amount of
new impervious surface (in square feet) for the building permit application. New impervious surfaces include building footprints, gravel
areas, driveways, etc. Once Jefferson County DCD has received the proposed amount of new impervious surface from the applicant, Ms.
Hunt will send the applicant the correct stormwater packet for the applicant to review, fill out, and submit.

downspouts? Is so, please show where the downspouts are proposed on the site plan, as well as the dispersion paths from the
