The appellants assert the true and fair market value of the property to be $49,255 ($42,262 for the land and $6,993 for the improvements). The Assessor's valuation of the property as of January 1, 2021 is $68,681 ($61,688 for the land and $6,993 for the improvements). Appellants'Arguments and Evidence: The appellants assert that the subject property is overvalued because it is not a view property, has an old mobile home, and that the 67.8% increase is a function of temporary inflated values. The appellants did not list any comparable property sales. Assessor's Arguments and Evidence: The Assessor's representative presented current sales data from three other properties within .5 mile of the subject property. They ranged from a sale on April 13, 2018 for $80,000 to a sale of September 8, 2021 for $168,500. Decision: After thoughtful consideration the Board finds that the appellants did not present the clear, cogent, and convincing evidence necessary to overcome the presumptive correctness of the value established by the Assessor. The Board of Equalization sustains the value established by the Assessor.
