The appellant asserts the true and fair market value of the property to be $2,000 (land only). The Assessor's valuation of the property as of January 1, 2021 is $5,400 (land only). Appellants'Arguments and Evidence: The appellant asserts that the subject property is overvalued because it is too steep to be built on and was only received as part of an exchange when the currently unusable road was built. The appellant did not list any comparable property sales. Assessor's Arguments and Evidence: The Assessor's representative presented current sales data from two other lots within .2 miles of the subject property. One sale was for a slightly larger lot, also unbuildable, and adjacent to the appellant's parcel. It was sold on December 11, 2019 for $6,000. Decision: After thoughtful consideration the Board finds that the appellant did not present the clear, cogent, and convincing evidence necessary to overcome the presumptive correctness of the value established by the Assessor. The Board of Equalization sustains the value established by the Assessor.
