The parcel is located within 250 ft of a commercial forestry parcel. The proposed NSFR meets the 250'
buffer requirement. No Letter of Notice is required.
According to Jefferson County GIS Maps, a Type "F" Stream (Fish Bearing) is located on the parcel.
The site visit conducted on 10/16/2020 found that there is no Type "F" Stream located on the parcel.
Therefore, no further action is required.
A Category III Wetland is located on part of the parcel. The wetland and associated buffer (50 ft) are
shown on the site plan as Wetland B. Port Ludlow Associates LLC (PLA) is bound by an old critical area
ordinance through the Development Agreement that allows PLA to vest buffers as long as they are on
the face of the plat (top of page 32 Appendix D). The 50 ft wetland buffer, as shown on the site plan, is
therefore acceptable to meet the wetland protection standards in JCC 18.22.
Plat Conditions: (Long Plat Document ID 1604842)
- An erosion and sediment control plan shall be developed to the standards of the county stormwater
management ordinance, prior to the issuance of a building permit.
- Permanent physical separation along the upland boundaries of the stream side and wetland buffer
areas shall be installed and permanently maintained as long as the buffers required by Jefferson
County. Separation may consist of logs, a tree or hedgerow or prominent physical marker approved by
Jefferson County.
- Wetland buffers shall remain naturally vegetated except where vegetation has been disturbed, invaded
by undesirable species, or would substantially benefit from the increased diversity of introduced
species. Where buffer disturbance has occurred during construction, replanting with native vegetation
shall be required,
- Stream buffers shall be retained in their natural condition.
