HISTORY: The applicant is proposing a new pole building for use as a carport.
1. The existing residence is permitted under BLD1991-00636 and the septic system is permitted under
SEP1991-00296. Propane tank installation permitted under BLD2003-00051.
2. Easements: Easement identified on site plan plan submitted May 17, 2022. Proposed pole building outside of
easement.
SITE PLAN:
1. Upon review of the site plan submitted May 17, 2022, the slope direction shown on the plan appears to conflict with
the direction of the slope indicated on Jefferson County GIS maps. Clarification is needed to understand how the slope
direction was calculated. If slope calculation is inaccurate, revision of the slope on the site plan is requested.
2. Upon review of the site plan submitted May 17, 2022, the existing shed and lean-to appear to be located
approximately 36 feet west of the eastern property boundary, and the new proposed carport is shown as being located
25 feet west of the eastern boundary, which is more than the 5 ft side setback per 18.30.050 JCC. However, review of
the Jefferson County GIS maps shows the that the existing shed and lean-to appear to be located approximately 10
feet west of the eastern property boundary, indicating that the new proposed carport may be closer than the 25 feet
shown on the site plan and within the 5 ft setback. Revision of the site plan is requested to clarify the distance between
the existing structures, the new proposed carport, and the eastern property boundary.

a. At Risk SIPZ: Site is located partially within Seawater Intrusion Protection Zone (SIPZ). Proposed pole built carport
will not be connected to potable water and therefore does not proof of potable water use per JCC 18.40.100 (1)(f) . No
further action required.
