JEFFERSON COUNTY SUBDIVISION ORDINANCE AMENDMENT
DENSITY STANDARDS - FAMILY PROPERTY DIVISIONS
WHEREAS, the Jefferson County Board of cOmmissioners is vested with the
responsibi Ilty to enact regulations that further the protection of pub I ic health,
safety, and welfare of the citizens of Jefferson County; and
WHEREAS, the Jefferson County Subdivision Ordinance has been adopted
consistent with the above stated responsibl I ities; and
WHEREAS, divisions of land subject to the Jefferson County Subdivision
Ordinance must comply with the density standards of the Jefferson County Compre-
hensive Plan and the appl icable community development plans, unless exempted
therefrom; and
WHEREAS, the application of density standards to property divisions made by
gift among members of an immediate fami Iy would further the purpose and intent
of the Jefferson County Comprehensive Plan and commùnity development plans.
NOW, THEREFORE, BE IT ORDAt.NED that Subsection 3.40.3 of the Jefferson
County Subdivision Ordinance be amended to read as fol lows:
"Divisions made by gift among members of an immediate fam! Iy;
PROVIDED, (a) the grantor has fee title to the gift parcel; (b) the
parcel so granted is not a resubdivision of a lot within a short
plat within five (5) years of the date of recording the subj~ct short
plat; (c) residential divisions shal I meet Jefferson County Health
Department standards as related to sewage disposal and water supply;
(d) such divisions shal I be restricted from resale for a period of
five (5) years from the effective date of the gift transaction;
(e) such divisions provide,a sixty (60) foot legal access easement or
right-of-way for irigress', 'ègress, a,nd uti lities to all resulting
parcels; (f) members of an immediate fami Iy shal I mean father, mother,
daughter, son, brother, sister, grêlrtdparent, grandchi Id, and (gJ such

Notice of a Public Hearing Regarding the
Proposed Adoption of an Amendment to the
Jefferson County Subdivision Ordinance
Notice is hereby given that the Jefferson County Poard of Commis-
sioners will conduct a publ1c hearing on ~iI~~,s"'rtt""~~'~3;¡"
at .l:&fJG,o.... in thei r chambers at the county courthouse in Port
Townsend~ Washington~ for the purpose of obtaining comments of all
interested persons on a proposed amendment to the Jefferson Countv
Subdivision Ordinance. In summarYJ it is proposed that Section
3.40.3, HExemptionsU, be amended. Thefanguage governing the
exemption status of land divisions made by gift among members of
an immediate family shall be exnanded to include the proviso that
such divisions shall comply with the density standards of the
Jefferson County Comprehensive Plan or applicable community devel-
opment plans adopted pursuant thereto. Any rerson may submit
written or oral comments at this public hearing reqarding the
contents and adoption of this amenejrnenl.
