The Department of Community Development is in the process of reviewing your application. The
following information is needed to continue review of your project.
The site plan initially submitted and the revised site plan submitted do not include property line
setbacks. The north setback from the parcel boundary next to S Rhododendron Drive, requires a
20-foot setback measured from the property line. The online GIS maps indicate that the proposed
deck expansion may intrude on this setback. Please submit a revised site plan with all setbacks
marked to property boundaries. If the proposed deck expansion does intrude on the 20 -ft setback,
please reduce the size of the deck or apply for a road setback variance linked here:

Please submit the above information to the Department of Community Development within 90 days

Jefferson County Code (JCC) 18.30.050 Table 6-1 states a maximum of 25% maximum coverage for this zoning.
However, note 15 of this table states: “Pre-existing legal lots of record less than one acre in size in rural residential
