Dear Tanya Sharp and Morgan MacRury:
The Department of Community Development (DCD) conducted a Critical Area Review to evaluate the geotechnical report prepared for your property on August 19, 2022 by licensed geotechnical engineers Andrew Tangsombatvisit and Martin Page of Shannon and Wilson.
The seismic hazard and shoreline slope stability hazard mapped by Jefferson County Geographic Information System (GIS) mapping were addressed in the report. The report found "no evidence of erosional features or slope instabilities, such as ground cracking, landslide features, or bulges," nor did they "observe any indications of slope instability."
The report satisfies Jefferson County geotechnical report requirements. DCD concurs with the recommendations presented in the Shannon & Wilson report.
Future development would be subject to the following conditions:
1.Site Development Review: Per Ordinance No.09-1033-22, a Site Development Review - Buildability Analysis would be a prerequisite for any new development.
2. Geotechnical Recommendations: Development on this property must follow the recommendations of the 2022 Shannon & Wilson report. This includes determining the seismic response coefficient according to ASCE 7-16 Section 11.4.8 Exception 2, and using the findings to appropriately engineer all structures.
3. Notice to Title: During the Site Development Review process, a Notice to Title on the findings of the 2022 Shannon & Wilson report will be prepared by DCD. The Notice to Title must be recorded at the Jefferson County Auditor's Office.
