Site development review is a required assessment, prior to development, of the physical aspects and constraints of the site for the purpose of development. While it will not vest a property to development regulations, it provides for a professional analysis of the site according to current development regulations A guaranteed right to development can only be established once a development permit application or building permit application vests pursuant to JCC 18.40.320. Jefferson County Department of Community Development Planning Staff has completed a site development review on parcel 990400304. This site development review reflects the conditions of the property at the date the review was completed. Zoning: This parcel is Master Plan Resort Single Family (MPR-SF-4) and is part of the Port Ludlow Master Plan Resort passed by Ordinance 08-1004-99 on October 4, 1999. This is a conforming lot. Legal Lot of Record Status: This parcel was platted under a Port Ludlow No 1 Area 3 and was recorded on June 3, 1968 under Auditors File Number (AFN) 196207. On October 4, 1999 this plat got adopted into the Port Ludlow Master Plan Resort under Ordinance 08-1004-99. The plat was platted legally and per requirements via both State and Local regulations in 1968. A development agreement under the above ordinance administratively approved this lot as a legal lot of record in 1999. This parcel has not changed configuration since platted and remains a part of the master plan resort, thus making this site a legal lot of record. Setbacks: Any development must be setback 20 feet from the parcel boundary adjacent to Ames Lane (South-West parcel line). All other setbacks from adjacent zoning shall be 5 feet. Critical Areas: There are no critical areas present on this parcel. Required Reports: None Stormwater permitting: Stormwater Best Management Practices shall be implemented as conditioned on any permit approvals and as required in the current edition of the Stormwater Management Manual for Western Washington. An engineered drainage plan is recommended in Port Ludlow due to hard, low drainage soils and small lot size. Next Steps: Apply for required development permits.
