The following information is needed to continue review of your project. 1. Submit revised site plans to include the following: A. Depict environmentally sensitive areas and their buffers on the site plans i. Wetlands (buffer depends on category of wetland) ii. Landslide hazard areas (30-foot buffer) iii. Identify Ordinary High Water Mark (OHWM) and shoreline jurisdiction (200' from OHWM). iv. Type 5 streams (50-foot buffer) B. Identify the elevation of and the distance from proposed water lines to environmentally sensitive areas and buffers. County ESA maps are attached for your convenience. Please note they are only an indicator, and what is on the ground prevails. 2. As we discussed at the pre-application, UDC Section 3.6.9.c(2)(ii) allows activities having minimal adverse impacts on buffers and no adverse impacts on regulated wetlands to be allowed within wetland buffers without having to meet the protection standards, or requirements for wetland studies, provided that impacts to buffers are minimized and that disturbed areas are immediately restored. In order to show you meet this section, please submit the following: A. Specific plans that identify where the water lines are proposed (ditch, road shoulder, elevations relative to wetlands) B. Documentation from a wetlands biologist or other qualified professional per UDC 3'9.10.j(2) supporting the proposal will have minimal adverse impacts on buffers and no adverse impacts on regulated wetlands. 3. Attached are the comment letters (Log items 42 through 78) submitted for this proposal. Please respond in writing to concerns as appropriate. Pursuant to Unified Development Code Section 8.2.3.c and 1., if the applicant refuses to submit the additional information or does not request additional time to submit the required information within the ninety (90) calendar day period, the application will be considered abandoned and therefore withdrawn and the applicant shall forfeit the application fee. The Department of Community Development shall not be responsible for notifying the applicant of an impending expiration.
