RE: PUD Beckett Point
Jim,
I met with Al and Stacie regarding the Beckett Point LOSS, the Assessor's
Plat and future development issues.
I will be trying to contact Patti Sah1inger today to set up a meeting with
AI, Stacie and me to go over some issues regarding future development.
In a nut shell, the two parcels that the Beckett Point Fishermen's Club is
on have Comprehensive plan Designations (zoning) of Rural Residential 1:5
(1 residence for 5 acres). Obviously, they have many more homes than that
on those two parcels. The "lots" in the Beckett Point Fishermen's Club are
not "legal lots of record". Since the houses were built prior to the Comp
Plan being adopted, the development can be considered a legal nonconforming
use. As a legal nonconforming use there are certain criteria the code
requires for expanding the use.
Until last week, it was my understanding Beckett Point was completing an
"Assessor's Plat" so the lease lots could become "legal lots of record".
Instead of completing the Assessor's Plat, a survey of the lease lots was
recorded.
Since the intent of the LOSS is to serve the existing residences and "up to
12 future homes". The potential future development needs to be addressed
as part of the LOSS application.
I hope the explanation above helps you to understand why the LOSS and
future development of Beckett Point are intertwined. The above is just a
brief synopsis. If you want more details please feel free to contact me.

Zoe: talked to parametrix. Is there anything else we need to do for
the shoreline hearing. Do you have an estimated date. It seems we may
not make this construction period.
