We need parking ratios for the following uses: marina slips - stalls/slip recreation/ fitness building meeting areas / yacht club RESPONSE TO QUESTION # 1: PARKING RATIOS FOR MARINA SLIPS IS - FOR EVERY BOAT SLIP THE RATIO IS 0.50 PARKING SPACES PARKING FOR RECREATION/FITNESS BUILDING IS - FOR EVERY 75 FEET OF GROSS FLOOR AREA THE RATIO IS -1.0 PARKING SPACE (NOTE: G.F.A. is the useable or net square footage floor area, exclusive of non-public areas, storage areas, such as building maintenance areas, storage areas, closets, or restrooms ) PARKING RATIOS FOR MEETING AREAS/YACHT CLUB IS - FOR EVERY 400 SQUARE FEET OF GROS FLOOR AREA THE RATIO IS-l.0 PARKING SPACE 2. The resort plan sets multifamily density as 10 units/ acre. Since rsidential and commercial uses will be interspersed throughout the resort, how do we calculate the allowed number of residential units? We are anticipating the number of townhome units to be about 40. THIS IS IN ADDITION TO THE EXISTING TOWNHOMES WITHIN THE RESORT PROPERTY/ DISTRICT. ANOTHER FACTOR TO CONSIDER IS THE MAXIMUM IMPERVIOUS COVERAGE FOR NEW SINGLE F AMIL Y AND TOWNHOUSE STRUCTURES, WHICH IS 55 PERCENT PER SECTION 3.30, TABLE MPR-MR OF THE MPR CODE. THE DIRECTION IN SECTION 3.91 IS IISHALL NOT EXCEED THE SCOPE OF DEVELOPMENT SET FORTH BELOW AND SHALL INCLUDE NO USES EXCEPT THOSE SET FORTH BELOW, UNLESS A MAJOR REVISION IS APPROVED (SEE SECTION 3.905)11 IT SEEMS THAT SECTION 3.901 RESORT PLAN PROVIDES DIRECTION REGARDING THE NUMBER OF RESIDENDIAL UNITS, UNLESS, OF COURSE A MAJOR REVISION IS APPLIED FOR AND APPROVED.
