Answer, to get the answers to many questions that will impact the community in the future. Here are some of the questions I would like to see answered: 1. Since PLA is going from the initial 1993, 58 dwelling unit project to a revised 90 units (an increase of 64%) should the County require that the project be resubmitted for review? 2. With the proposed relocation of the Harbonnaster Restaurant will there be adequate parking for Marina slip holders? 3. Will our senior citizens be able to park close to the Marina to load and unload their boats? 4. Will the parking spaces required by the Restaurant take up the needed space required by the Marina? 5. I have been told that the Ludlow Maintenance Commission upper parking lot is counted in the total required parking spaces. What happens when the parking agreement expires in six years? 6. With the increased density of dwelling units will these occupants and their guests use space that should be used by the Marina and the Restaurant? 7. Can the Fire Department get easy access to the Inn and the Marina in case of a boat fire or other emergency? 8. Will the delivery trucks that service the Restaurant and Inn be able to get in and out without blocking the much-needed parking space? 9. If the Yacht Club has a members event will there be adequate parking for the Yacht Club the Restaurant Guests and the Marina users as well as the Residents Club members and their guests? 10. What impact on views and beach access will there be with the addition of 32 stacked flats? II. You have indicated a two-story structure with commercial space on the second floor. Will this impact on your other parking space needs? 12. If these new condos are placed in the rental pool what impact will this have on density, traffic flow and parking? (There are also economic considerations regarding the existing rental units.) If you are concerned about the answers to any of these questions or you have questions of your own you should attend this public meeting. We have been told that PLA is hiring a traffic expert to review traffic flow and parking. We commend them for going that extra step but at the same time we must acknowledge that this indicates that they clearly must share our concerns. When all of the concerns are addressed PLA should be allowed to continue their development.
