Dear Sirs:
In response to Port Ludlow Associate's persistent plans to build out Ludlow Bay Village
in a manor which violates codes and disregards rulings by the State Dept. of Ecology, we
wish to make you aware of our objection to their plans. Numerous months ago we wrote
to the county commissioners with our specific concerns. We continue to have the same
concerns. We are sure that you are aware that PLA has knowingly, grossly violated codes
in the build out of this area to date. They have disregarded the shoreline codes as well as
setback codes in building the existing condos. Instead of the required 20 foot setback,
they have 3 foot setbacks, at best. They have overlapped properties so that one person's
garage is on another person's property. Now, they want to build condos on the other side
of this same street with the same 3 foot setbacks. Furthermore, they want to build over
the water in clear violation of the State Dept. of Ecology's ruling. They want to create a
density of dwellings which will make them richer while "trashing" the upscale
community that Port Ludlow is.
This density will make the area involved unsafe in numerous ways. It will be impossible
to see road traffic while backing out of one's garage. It will create a fire hazard with little
room for fire engines to maneuver. It will limit access to and from the area through the
narrow roads. Furthermore, there will be inadequate parking space.
PLA has shown its disdain for the residents of North Port Ludlow served by the Ludlow
Maintenance Commission (LMC). PLA is attempting to change the CC&R's so that the
new tenants will not be required to be members of the LMC, as is required by the current
CC&R's. Instead, they wish to force these new owners to join a new athletic facility
which they plan to build, thus reducing the financial stability of the LMC.
We agree with PLA's right to build out the area in question, but we implore you to
restrain them from violating all the existing codes and rulings. We implore you to restrain
them from "trashing" surrounding upgrade neighborhoods by building unusually dense,
unsafe areas. We request that you preserve the existing CC&R's requiring owners to be
members ofthe LMC. The high standards and integrity of your department should not be
sacrificed. We urge PLA to work with the Port Ludlow Village Council to achieve a
pleasing build out which is acceptable to both parties and which complies with code.
