I remain concerned about the traffic and parking congestion likely to result from the increased building density that is proposed. A copy of my previous letter to Greg McCarry and his response is attached. Based upon PLA's development record, I believe that bonds required by Jefferson County should be posted by PLA with the County to provide the amenities committed in the Development Agreement and should be a condition to further construction and development. The County has the right and power to require bonds from the developer and Port Ludlow's residents would benefit from the protection of these bonds. I am concerned that the planned expansion of the Marina will unreasonably encroach upon existing shoreline docks and structures to the West of the present marina docks(C, D & E). Finally, I am sure that you will agree that any development must comply with all current County, State and Federal regulations including Shoreline Management Act requirements and current building codes such as housing setback and road width restrictions spelled out in Jefferson County code. I particularly appreciate receiving your historical perspective on the development of the Port Ludlow MPR as I am a relative newcomer to this fine community. I have recently agreed to serve on the Community Development Committee of the Port Ludlow Village Council and expect to contribute toward the productive growth and development of this community. In that spirit, I am writing to you directly about my concern with one aspect of your proposal instead of adding to the letters addressing environmental impact issues that are sent to Al Scalf. and her conscientious staff manage the present Marina facilities very efficiently for ts and guests although parking and access is limited. Your proposal to expand the ing an additional I 00 slips and to locate a restaurant, recreational facility and new homes in this space should be considered further. This concentration of facilities ult in limited parking for marina tenants, restaurant and club guests as well as traffic e townhouse residents.
