Re: Port Ludlow Associates (PLA) proposed revisions to the Ludlow Bay Village and
Admiralty ill areas of the Master Planned Resort, Port Ludlow, Washington.
Gentlemen:
We are deeply concerned about PLA's proposed increase of 69 residential units in their
most recent revision to the above plan. The residential density accepted by Jefferson
County in 1993 was reasonable and had been deemed the best for the community and
citizens at the time. PLA's recently proposed increase to 191 units is very substantial and
brings up a number of troubling issues that were of lesser consequence before.
Specifically, increased traffic flow on Oak Bay Road and Paradise Bay Road and the
other local streets, increased noise, and the added burden on local police and fire
departments are of concern.
Reasonable development such as was originally approved in 1993 can be beneficial to
everyone including Jefferson County but when the residential density is increased to the
level.desired by PLA, the reverse can take place and the community as a whole is
degraded. Degraded properties mean lower property values and lower taxes.
We are also concerned that PLA has appealed to the County to provide the opportunity to
build over water in spite of a State Department of Ecology ruling against over-water
construction.
In your consideration ofPLA's proposed revision we ask that you give due consideration
to the well being of the citizens of Port Ludlow who have to live with the results of your
decision. We also ask that Jefferson County abide by the law in their decision and ensure
PLA does the same as they proceed with their development plans.
