Gentlemen:
We have three major concerns about the proposed build-out of Ludlow Bay Village
(PL V) by Port Ludlow Associates (PLA).
First is the increased density that will result from the proposed increases in total
residential units in PL V. Additionally, it is the norm to see at least two vehicles owned
by families that can afford residences in PL V.
Second is foot traffic in PL V. With the increase in vehicles, and proposed additional
slips in the marina, PLA considers some of the parking spaces for boat owners to be in
the Harbormaster Restaurant parking lot. This means that boat owner along with
residents and guests that frequently walk for exercise, or to go short distances, will be
competing for road space under the proposed plan. This is not a good situation to allow
in PL V or any other community.
Third are the 51 conditions that the county stipulated in their prior approval that were
never completed, and apparently never enforced by the county. When this plan is
approved, to ensure that amenities are provided, since we cannot count on the county to
enforce stipulations, please require bonding by PLA to insure the community that they
will be completed.
