Subject: PLA plans for Ludlow Bay Village
I moved to Port Ludlow in 1996 and have enjoyed my living here.
The recent proposal by PLA for development of the Ludlow Bay Village gives me great concern.
I respect the fact that they have the right to develop properties that they own. However, they do
not have the right to modify existing plans that have been accepted by the county for the
development of that property.
Recently the county allowed a very significant change to be made in our community by allowing
a Trendwest Resort to be built. That very change will have an impact on the rest of the
community and certainly ofthe area of the Ludlow Bay Village (LBV).
Specifically traffic in the LBV will be much greater if for no other reason than guests of
Trendwest coming to the marina area. Has that been considered?
The proposed density to include the construction of condominiums is contrary to the approved
plan of 1994. These condominiums will add about 55% more units than originally agreed and
increased traffic flow far above what the original proposal addressed.
The original agreed upon development ofLBV included some 50 odd conditions. Many of these
conditions have not been met by either PLA or their predecessor Pope Resources. These must be
a condition of any development especially as it applies to the lagoon.
Having a third recreation facility open top only LBV owners, hotel, and marina guests just
doesn't make sense. The original CC&Rs for the development are very specific about all of these
properties being under the umbrella of the LMC. To allow that to be changed would be a
disservice and severe hardship to the LMC.
