My concerns are as follows: 1. Parking: PLA's proposed plan does not adequately accommodate increased parking needs as a result of the build-out. The parking study indicates that cars in the new residential units would be parked in a 12 foot driveway - inadequate space for most vehicles. Further, the parking arrangements for the marina area requires a significant walk of several blocks to the marina facilities. 2. Helipad location: Moving the helipad from its existing location to the comer of Oak Bay Road and Marine Drive will result in traffic delays on both roads when a helicopter is in use. Please leave the helipad in its current location. 3. Residential density: The existing MPR provides for 58 residences, townhomes and single family residences. The proposal to change to condominiums, and to increase the density beyond the MPR 58 residences is not acceptable. 4. Admiralty III: Admiralty III is not part of the MPR. Allowing its construction would eliminate an existing recreational park with not replacement of this amenity. It will also eliminate one ofthe most attractive areas of open space in the Port Ludlow complex. Further, the proposed Admiralty III area has significant groundwater problems, and is classified as a moderate landslide area. The construction of Admiralty III should not be permitted.
