These are comments and concerns I have in relation to the application by PLA for the resort build out and marina
expansion.
1.Residential density-- the density should be restricted to the 58 units as permitted.To increase them would further
exacerbate the parking and aesthetics.
2.0verwater construction--This should not be permitted on the lagoon. It violates state and co. laws as well as the
original EIS. It will also create a more difficult pollution control environment.
3. Marina parking--The proposed marina parking is not acceptable. Because of the proposed increased density,there
will not be enough parking. This requires boaters to transport their gear much greater distances.
4. Admiralty 111---There may be room for a small number of condos possibly up to ten. This is the only open space left
in all of Ludlow Bay Village and marina area. Filling it up to land capacity would be a serious determent to the area. Where
would the existing recreational facilities be relocated? The Emergency Helipad should remain in the space currently being
used for that purpose. The maintenance facility should not be placed in a residential area or a location visible from a
residential area. Surely there is a more acceptable location within the MPR area.
5. Recreation center---This appears to be redundant since there are already 3 swimming pools and 2 exercise areas
in the community. Arrangements could be made for use of current facilities.
I request you consider these issues in your staff report.
