REGARDING CASE # MLA05-00407
PLA BUILD OUT.
We object to the PLA plan for the following
reasons.
1. PLA purchased the area with the
expected build out number at 59.If they
wish to expand on that number it should
be contingent on maintaining the
ambiance already existing. Their
current proposal does not.
2. Changing boundaries to accommodate
condominiums adds density to the
project. Under Jefferson Co. UDC
Section 7.2 this should be denied.
3. Parking. A single car garage (which is
the plan) will not meet the needs of
most residents, and a 12foot driveway
will not accommodate many cars. Where
will they park their second car?
Further. Marina parking blocks from the
marina doesn't work. People ALWAYS
carry items to and from their boats.
There needs to be much more attention
paid to traffic flow. Both vehicular
and pedestrian. (Where are the
sidewalks?)
4. Overwater construction. The state has
said IT IS PROHIBITED. DOE letter to Al
Scalf Oct 25 2004. Seems clear to
everyone but PLA.
5. The construction of a third "CLUB"
facility will do nothing but cause
further divisiveness in a village that

is working to overcome just that. PLA
should be instructed to use that money
to improve current facilities. And
especially to build an auditorium that
can be used by all.
6. As it stands now the INN is all there
is of a resort. Guests there and at the
marina will be welcome to use our
updated and expanded facilities. If
they wish. Most are here to get away,
and could care less.
7. Finally. Since Fo~er developers have
left without keeping their promises,
and in light of the fact that upon
build out PLA will likely exit. We
request that a bond be issued to ensure
that all conditions will be met.
