Our overriding concern is that the proposed housing density changes the overall character and feel of the area from a pleasant, upscale, open area to a transient, crowded, stacked type of environment. It is our understanding that the current CC&Rs and boundary line configurations will not allow condominium development or ownership. I can visualize no scenario where current owners in the area would approve this violation of the developer's past promises and commitments. We still cannot visualize where people are going to park as the space left for parking cannot possibly accommodate marina, two car residents, visitor, inn and restaurant parking requirements. In the plan there seem to be a lot of blocked streets and dead ends. If people with two cars, reasonably, decide to park on the street, there does not seem to be adequate access for fire or emergency vehicles. Again, the plan fails to address traffic flow issues within the overall resort community. Under this plan open areas will vanish to be replaced by such unnecessary structures as a third social club in the Port Ludlow MPR. This developer has made no allowances for any additional amenities, which are usually found in a planned community. The bottom line is that these plans are unacceptable and illegal. Weare concerned for the people who purchased their homes in good faith under the assumption that the 1993 plan would be carried out Their property values will be seriously affected by the implementation of these new and onerous plans. ~St- Bonnie Schoenemann '" LOG ITEM P~~lj_Of+-
