Dear Randy; . The purpose of this letter is to provide a septic'system feasibility analysis for the 31 lots (three bedrooms each) and 18 three bedroom cabins being proposed at Discovery Bay Golf Course (formerly known as ChevY Chase Golf Course). These analysis is based on an evaluation of soil holes on April 4, 2004, for the Chevy Chase Cabins repair drainfield under permit number SEP04-00160 (see attached soil logs). Please refer to the attached site plan maps depicting the soil study area. Application rates in the study area ranged from 0.8 gpd/ff to 1:0 gpd/ff to 1.2 gpd/ff. To remain conservative, although Area "A" encompasses both 1.0gpd/ft2 and 1.2gpd/ft2 application rate soils, an application rate of 1.0 gpd/ft2 will be applied to the entirety of Area "A". Additionally, there is an existing 80 foot wide drainfield easement in Area "A" for an initial and repair drainfield area for the Chevy Chase Cabins. The Chevy Chase Cabins drainfield will require a total of 3,378 gpd for the initial drainfield and 3,378 gpd for the reserve drainfield. The current owner of theChevy Chase Cabins plans to reduce the size of the easement once the initial repair drainfield is constructed. Therefore, the remainder of the easement area would be available for the proposed lots and cabins. Area "B" encompasses the area deemed capable of supporting systems at an application rate of 0.8 gpd/ft2. Attached is Table 1 which reflects the estimated drainfield capacities in gallons per day for both Area "A" and 'Area "B" at both 9.0 foot and 7.5 foot on-center laterals. Capacities are also shown for both including and excluding the 80 foot widedrainfield easement. All capacities reflect the amount of initialdrainfield including 100 percent reserve area( capacities on the table were determined by first calcolating the total capacity then dividing by two). Area is also allocated for wastewater flows from the existing Club House. . . As indicated in Table 1, t~ere is more than enough septic system capacity to support the proposed 31 lots (three bedrooms each) and 18 three bedroom cabin sites. It should be noted that the capacities reflected for Area "A" will actually be greater once additional soils evaluation more clearly delineates the 1 .0 gpd/ft2 and 1.2 gpd/ft~ soils. Based on a public water supply and a predominant Soil Type 2, a minimum lot size of 12,500 square feet would be required. Using 12,500 square feet per lot equates to a total of 688 lots. Even using a worse case scenario of Type 1 soils with a minimum lot size' of 0;5 acres would equate to 394 lots. Therefore, the proposed number of lots and cabins along with the exi~ting Club House wastewater flows meets the Minimum Land Area Requirements. Current plans call for renovating the clubhouse including installation of lower water use fixtures in 2006 or 2007. This should lower wastewater flows by at least 50%. ** These columns reflect a worse case scenario with all septic systems for the proposed lots being kept outside of the existing septic system easement for the Chevy Chase Cabins. However, once the repair drainfield for the Chevy Chase Cabins is completed, the drainfield easement will be reduced in size to accomodate the actual drainfield location along with reserve area.
