September 16,2005 Ms. Stacy Hoskins Associate Planner Department of Community Development Jefferson County 621 Sheridan Street Port Townsend, Washington 98368 Re: Discovery Bay PRRD Addendum 1 and lA Dear Stacie: Enclosed please fmd five sets of the text and reduced plan exhibits (Addendum 1) that represents our response to the questions and comments pertaining to the Discovery Bay PRRD and Long Plat Subdivision application. Also included are three full size sets of the revised road engineering plans and three sets of Addendum lA that is the revised Stormwater Management Site Plan with a variety of supporting material. As we go through this process, I am always pleasantly surprised at the new familiarity we gain with respect to our site and how we might better adapt the development to both preserve and work with its physiographic features. As you review this information I trust that you will share in the improvements most particularly in the 'fitting' of the roads to the terrain to minimize site disturbance along with the site plan modifications for the Ridge Cabin product that provides less overall roadway and driveway construction while optimizing the orientation of the individual units. The Stormwater Management Plan has also become much more sensitized as we incorporate Low Impact Development (LID) concepts and methodologies for managing not only the dynamics of storm runoff but water quality concerns as well. At the beginning of this process I was not aware of the LID principals, which when one stops and thinks about it are extremely logical and the correct approach to both land development and stormwater management Good design comes from effective problem solving and putting a little more spin on it, it becomes what optimistic golf course designers consider to be opportunities. It is good that we keep improving on the product for it is essential that we not become complacent which only inhibits creativity. Should you have any questions, do not hesitate to contact us.
