OFFICE OF THE
JEFFERSON COUNTY ASSESSOR
Jack Westerman HI, Assessor
June 22, 2006
Stacie,
RE: MLA05-00286
Discovery Bay Golf Club
After reviewing this proposed Boundary Line Adjustment, I have the following
comment(s):
1. Page C2.1 - Lot R6 has a short line in the Southwest corner that has no
bearing nor distance.
2. Page C2.2 - It is easy to locate the placement of the lots of
Woodlands and Ernst Lane but after the end of Ernst Lane I can find no
relationship between the lots and the centerline of Lawrence Road.
Mapping the centerline of Lawrence Road as a separate entity is
possible, more or less. Placeing Lawrence Road in the correct location
in conjunction with the parcel is not possible without more data. For
example: the (Lawrence Road) road can be correctly located at the
intersection with Ernst Lane but from there on it's all guess work - there
is no indication where the curve (C59) starts in relationship with said
intersection.
3. Is curve C58 a radial curve? I am having problems getting it to fit in as
it is shown on the Westerly margin.
4. Page C2.3 - It appears that C59 southerly point on intersection is
approximately the intersection of the South margin of Ernst Lane and
the centerline of Lawrence Road. The actual point is not indicated.
5. It would be helpful to have the tie between Lots H8 and H9. And the
tie between the road centerline at that point.
6. The information to pinpoint the location of the 15 foot gap on page
C2.4 is not exactly defined. It is possible to arrive at a place for it but
that eliminates the closure determination for the total property being
platted and called The Meadows.
7. The road transition from 60 foot right of way to 52 foot right of way and
then back to 60 foot right of way is not clear. There is no indication
where the transitions take place.
8. I could not et Curve 88 C88 to work. The in bearin , delta and out

bearing of the curve do not result in the tangent road bearing.
9. Lily Pond is not tied to anything - it is just kind of in that corner.
10. It is not possible to run a closed loop on the whole parcel since the
road bearings, distances and curves are not shown on the survey.
11. There are several places where the distances and/or bearings are
lying upon another number or some other obscuring object. Also,
some of them are not clear because of the hatching/shading. The
hatching/shading may not be accepted by the Auditor's office.
12. The centerline of the 20 foot portion of Bonnie Lane (Page C2.5) is not
connected to anything. This would not be a problem since the right of
way appears to be all of the 60 foot width but the intersection from
Bonnie Lane and South Discovery Road is based on the centerline of
Bonnie Lane only.
If you have any questions or comments, please do not hesitate to contact me.
Thanks,
Pat
