TYPE 'C' CONSOLIDATED LAND USE APPLICATION.

NOTICE IS HEREBY GIVEN that a public hearing will be held by the Jefferson County Hearings
Examiner to review and receive comments on a Consolidated (Type C) Land Use Application.

SITE ADDRESS AND PROJECT LOCATION: Paradise Bay Parcel 968 800 102 in Section 17,
Township 28, Range 01 East, WM, located on Paradise Bay Road at Breaker Lane, Port Ludlow, WA
98365.
PROJECT DESCRIPTION AND REQUIRED PERMITS/STUDIES:
A consolidated application that includes: 1) ZON06-00024, an amendment to the Port Ludlow
Development Agreement defining and allowing timeshare in the Port Ludlow Master Planned Resort on
this parcel; and 2) SDP06-00019 a Shoreline Substantial Development Permit, in compliance with the
Jefferson County Shoreline Management Master Program, for a 120-unit timeshare residential
development. This proposed development includes six buildings, one reception/recreation building,
pools, roads, and trails.
SEPA INFORMATION AND DETERMINATION:
A new threshold determination or SEIS is not required as probable significant adverse environmental
impacts are covered by the range of alternatives and impacts analyzed in the existing environmental
documents pursuant to WAC 197-11-600(2)(a). A Mitigated Determination of Non-Significance was
issued July 26, 2005 on the original proposal. This final determination was issued pursuant to WAC
197-11-350(3). The proposal has no additional significant adverse impacts. No appeal was received on
the MDNS issued July 26, 2005.
PUBLIC HEARING AND WHERE TO VIEW DOCUMENTS:
A public hearing will be conducted on Friday, September 22, 2006 in the Bay Club at 120 Spinnaker
Lane, Port Ludlow, WA 98365. The hearing will begin at 2:00 PM. The Hearing Examiner
Recommendations will be transmitted to the Jefferson County Board of County Commissioners, who
will hold a second Public Hearing before making a Type C legislative decision on the consolidated
application.
The application and any studies may be reviewed at the Jefferson County Department of Community
Development. All interested persons are invited to (a) comment on the application; (b) receive notice of
and participate in any hearings; and (c) receive a copy of the decision by submitting such written
comment(s)/requests(s) to the Jefferson County Department of Community Development, Development
Review Division, 621 Sheridan Street, Port Townsend, WA 98368, (360) 379-4450.
