What's the Difference between AMI and MFI?
What Impact does AMI Play in the Housing Realm?
The characterization of and qualification for affordable housing often revolves around a metric called the Area Median Income or AMI. In this paper we summarize some ways that AMIs are
computed and how they differ. We also discuss the nuances around AMIs and what they convey or don’t convey about a community, local workforce, and housing needs.
A huge shout out to our HSN volunteers, staff, local real estate brokers and lenders for supporting this white paper. And special acknowledgment to Kevin Decker, Coastal Economist with
Washington Sea Grant. AMI and housing affordability is a very difficult concept and not easily broken down into layman's terms. This white paper might better help define the implications
of housing affordability for our local workforce.

Stock Plans Update!!

DEADLINE EXTENSION: JUNE 15, 2023
What are stock plans? They are pre-designed home plans that include the most requested features consumers seek in a new home. Such features include popular room dimensions and square
footage, layouts of floor plans, room numbers and sought-after amenities. Expedited permitting; lower costs are some of the ways we can streamline housing, and hopefully create more
affordable workforce housing in our community!
Working with the City of Port Townsend, the Board of County Commissioners (BoCC) prioritized the development of pre-approved plans commonly referred to as stock plans to reduce residential
housing construction costs and shorten permitting times. To support this priority, the Jefferson County Planning Commission voted to establish a Stock Plan Subcommittee to select designs
that accommodate community needs. The due date for submissions has been extended to June 15, 2023.

Potential Changes to USDA Rural Development
Housing Programs
Your help is needed! We have received notice that USDA is considering changes to eligible area maps for USDA Rural Development housing programs in Washington State. Port Townsend and
Port Angeles are both on the chopping block. USDA is mandated to conduct a review of areas under its jurisdiction every five years. The last review was in 2017-2018.
USDA is accepting public comments (until early June) regarding the potential loss of eligibility for Rural Development housing programs. Please email wa-sfh@usda.gov <mailto:wa-sfh@usda.gov>
to let USDA know how vital these programs are for low- and moderate-income families in Port Townsend.
