Sellman: On January 26, 1987 the Jefferson County Board of Commissioners reviewed your request to build your addition to the level of the existing structure located at 560 Mountain Trail in Section 16, Township 25 North, Range 2 West , WM. This letter is to serve as written notice that your request has been approved by the board and the cost of flood insurance for the structure will be commensurate with the increased risk resulting from the reduced lowest floor elevation. I will notify the building official so he can proceed with his review of your building permit application. The findings of the board of commissioners regarding the issuance of the variance are enclosed. SELLMAN VARIANCE REQUEST FLOOD ORDINANCE REQUIREMENTS FINDINGS 1 . A request has been made for a variance from the requirements Jefferson of the County Flood Plain Management Ordinance . The request is to establish an addition at the same elevation as the existing structure, which is lower than that required under the provisions of Section 5 . 101 ( 1 ) of the ordinance. 2 . The estimated 100 year flood elevation is 14 feet (NGVD) . 3 . The estimated addition ' s elevation from the top of lowest floor is approximately 13 . 25 feet (NGVD) . 4 . The vertical difference between the normally required height and the approved variance height is approximately 1 . 75 feet . 5 . The following findings were made by the Jefferson County Board of Commissioners on January 26, 1987 from their review of the conditions stated in Section 7 . 203 of the flood ordinance . ( 1 ) The applicant restated his request on January 26, 1987; therefore, the request was heard not later than forty- five days after the date of filing. ( 2 ) This condition is not applicable to the proposal . ( 3) This condition is not applicable as the project site is not in the flood way. (4) The proposed elevation is the maximum possible given the circumstances of an existing structure and the safety and health considerations of the current occupants. ( 5) See Item 4 above . ( 6) Failure to grant the variance would create exceptional hardship to the applicant which would not be the case for younger persons . ( 7) The granting of the variance will not create an increase in flood heights , threats to public safety, extraordinary public expense, nuisances, fraud on or victimization of the public, or conflicts with existing local ordinances . ( 8) The board considered all terms and intent of the ordinance and items "a" through "k" of Section 7 . 203 ( 6) . Findings 2 February 5 , 1987 ( 9) The notice required under Section 7 . 203 (9) was added as a condition of approval of the variance. ( 10) This condition is not applicable to the proposal .
