JC planning Commission is finalizing their amendment recommendations for the County Commissioners <https://mcusercontent.com/38123e1ad2608f9c4e51e6660/images/eb0bdc6e-4a23-6ecc-9332-0aadb64bafc4.png> [ View in browser <https://mailchi.mp/jcfgives/advocacyalert_april25?e=cbc38cef46> ] HSN Advocacy Alerts are a new engagement tool to bring attention to key, actionable opportunities affecting the future of housing in Jefferson County. The Future of Housing Development: New County Proposals Action The Jefferson County planning Commission is holding a public hearing at their next meeting. Support affordable housing and voice support for the following proposals: * Adjustments to Irondale/Port Hadlock Urban growth Area and County code to support Middle Housing types Why this is important: Will allow for more housing types to be built (think duplex, triplex, small apartments). These amendments are necessary for affordable housing projects such as Habitat’s Mason Street. * Amend the Port Townsend Urban Growth Area Why this is important: A county and city land swap to incorporate Caswell-Brown Village into city limits in exchange for farmland. Creates better opportunities for sewer hookup, grant funding and future permanent facility. * Rural Low Impact Housing Overlay This includes provision to allow housing to be clustered together, concentrating development to a much smaller area while maintaining underlying density, reducing building costs and cause less disruption to natural landscapes. Other provisions would expand opportunities for farm worker housing, and create a Planned Rural Residential Development (PRRD) type overly based on performance standards. There will also be a presentation concerning Short Term Rentals (AirBNB etc.) in Jefferson County. Given our declared Housing Crisis and lack of attainable housing for local workforce, HSN advocates for the following approach: * Platform based enforcement This ensures that rentals are permitted, safe, and in fair competition with other lodging options. * Capping total number of short term rentals Lower cost homes are the most vulnerable to becoming short term rental investments. A cap would limit these conversions and preserve more attainable homes for local wage earners.
