Box 1220 Port Townsend, WA 98368 Phone: (360) 385-9171 Fax : (360) 385-9195 TO: Lodging Tax Advisory Committee FROM: Tracy Coleman, Central Services Director DATE: April 30, 2024 SUBJ: Olympic Peninsula Visitors Center (photos and estimate attached) This memo addresses an immediate maintenance and repair need at the Olympic Peninsula Visitor’s Center. Upon inspection the siding on the building has locations of rot, with sections needing replacement. The gutters were installed incorrectly and water ran alongside and leaked under the siding leading to deterioration. The siding needs to be replaced. Due to limited funding, in the interim I will place an epoxy coating on the siding where the rot is evident (to slow down deterioration), place two coats of paint on the exterior and replace the down spout. This is a modular unit and we have not been able to locate the exact siding material (log house lookalike) that was used. Thus, taking into consideration ’24 prevailing wage rates of carpenters ($74.96), removing existing siding and installing a new hardly plank siding on a modular unit vs. stick built and given the remote location of the site, it will cost approximately $65,000 to remove and replace 1,200 square feet of siding. Then paint the siding at a cost of $5,000, with a separate line item in the bid. I would request an ask of $85,400 from LTAC. This would be inclusive of replacing siding, painting, 2% labor increase and 20% contingency for unknowns behind the siding. It is critical to put this project out to bid in January of 2025 for the most competitive pricing. This may seem expensive for a modular, yet the cost to set up a new 1,200 square foot modular is about $270K, with additional costs to remove the existing structure and set up the new. In summary please request $85,400 for residing and paint of the Olympic Peninsula Visitors Center.
