Item Description
Mobilize Project Transport crew, trucks, dump trailer, tools & boom load roof.
Cover Over We will do a partial tear off, partial cover over. All of the pitched roofing will betorn off to identify what is seeping through the boards underneath and remove it
from the roof.
The flat sections will be left alone, and covered over with Fan Fold
Underlayement, then a PVC Membrane.
The pitched section, once completely torn off to the wooden framing, will get
new Poly Iso Insulation and then the PVC membrane.
Fan Fold Underlayment Install 1/2" fan fold insulation with caps and plates to entire roof deck as a
thermal barrier to prevent PVC from sweating/condensation.
Clad Metal PVC will be welded to clad metal on specified areas of roof.
Cap Metal Reuse existing cap metal around perimeter.
Membrane Breathers Small breather vents will be installed to allow PVC to breath and prevent
condensation on the underside.
60 MIL PVC Low Slope Roofing Membrane Install 60 MIL PVC low slope roofing membrane on top of fan fold insulation.Includes new scupper drains, liners and all accessories. Also includes new
flashings around all penetrations.
Demobilize Clean up debris, remove trucks, tools, and trailers.

Warranty 20 year Integrity Roofing & Construction Labor Warranty
Unforeseen**1.) Remove and replace 1/2" OSB Sheathing = $95 per sheet. Remove and
replace 1/2" CDX Sheathing = $95 per sheet (includes material, labor and
disposal).
2.) Framing repairs $100/hr per crew member. excludes materials.
3.) Time & Material repairs: $100/hr per crew member plus material costs
In the rare event that plywood replacement is excessive (Greater than 10sheets) and also requires staff to be on site for additional day(s), overhead will
be applied.
**Please note: Raw material volatility may cause pricing to vary due to
uncertainty in lumber market costs.**
Miscellaneous / Exclusion This estimate is for the main house only and does not include any detached
structures.
Internal Drainage Remove and replace existing scupper drains with new ones.
PolyIso Insulation Apply three inch rigid PolyIso insulation panels. Stagger seams for proper
ventilation.
This applies to the pitched section of the roof.
WE ARE UNDER THE ASSUMPTION THAT THERE IS ONLY ONE LAYER OF
INSULATION ON THE PITCHED ROOF SECTION.
Termination Bar We will install termination bar on the areas of the roof where it meets a wall.
Financing Options In house financing available through Wells Fargo. Plans available are:
•1066 (0% interest if paid in full in 18 months) – plus a one-time processing fee
of 6.99%
•3391 (8.99% interest for 48 months) – plus a one-time processing fee of
5.99%
•3392 (8.99% interest for 60 months) – plus a one-time processing fee of
7.49%

Excludes any local city, county and or municipality permitting and/or HOA fees. Also excludes existing satellite(s) to be re-installed with reception and protection of the
hardware.
Discounts are non taxable.
If you reside within the Poulsbo or Bainbridge Island city limits IRC will provide the permit for roofing only.
Engineering costs will be in addition to $80hr, if required.
Estimates are valid for thirty (30) calendar days.
Financing is available. Estimates are subject to change accordingly.
Credit cards transactions are subject to processing fees.
There will not be a warranty on any skylights IRC is requested to re-use. Old sealant may not re-adhere the metal frame to the wood curb and/or flat substrate. Re-use
of an existing skylight allows air flow, water entry and condensation if skylight and seal are not in premium working condition. When converting to a new skylight, the
frame shape may have a variance from existing skylight.
Manufacturer Specification. When nailing shingles, manufacturer specification is for fasteners at a minimum of 12-gauge (0.105 inch [3 mm]) shank and long enough
to penetrate through all layers of roofing materials and at least ¾" (19 mm) into the roof sheathing. Where the roof sheathing is less than ¾" (19 mm) thick, the
fasteners may penetrate through the sheathing. Integrity is not responsible for nail penetrating sheeting in soffits. *Expect nails to penetrate
through.
Flat roofing prices have extreme price volatility and may or may not be predictable in their availability.
Item Description
Miscellaneous / Exclusion To use a membrane sealing system will cost more in the long run, and will not
correct the problem most likely. It appears that there is a layer of something
between the membrane roof and the wood cardecking that is reacting to the
moisture/chlorine and causing it to seep through and show on the underside of
the wood.
We recommend the complete tear off to identify this issue and correct it beforeit gets worse.
One consideration that may help with the problem would be to install an
exhaust fan in the pool area to help with removing some of the moisture from
the environment.
IF UPON COMPLETION OF THE CORE SAMPLE(S) THERE IS MULTIPLE
LAYERS OF INSULATION FOUND AND THE CUSTOMER WANTS IT BACK
TO THE ORIGINAL INSULATION VALUE, WE WILL SUBMIT A CHANGE
ORDER FOR THE ADDITIONAL INSULATION NEEDED.
Options PERFORM SEALING OF THE MEMBRANE ROOF:
We will use an equvilant products from Mule Hide Roofing Products to seal the
existing roof membrane.
COST: $243,114 + TAX
Core Sample Prior to work starting, a core sample of the roof deck will be taken to help
alleviate unknowns and determine proper fastening hardware length for
installation.

The core sample proves to be inconclusive, we will discuss with the customer
options, and how they would like us to proceed.
Area Outage To protect grounds and customer safety; IRC will require an area outage
around certain buildings on specific days.
