at the Connectivity Fair, ads in the Leader, canvasing businesses, email outreaching and spreading the word through our network, it has been a busy couple weeks. We still have a lot

Where Does AirBNB Fit in our Community?
Jefferson County has put a hold on processing new applications for short term rentals <https://housingsolutionsnetwork.us17.list-manage.com/track/click?u=38123e1ad2608f9c4e51e6660&id=333798897b&e=cbc
38cef46> . The decision comes amidst an ongoing discussion of how such rentals impact long term housing options for local residents. Short Term Rentals have grown rapidly as an investment
option, with investors often competing with working families for lower cost housing. This issue hit hard recently in Clallam County where Port Angeles was listed as one of the top ten
short term rental investment markets <https://housingsolutionsnetwork.us17.list-manage.com/track/click?u=38123e1ad2608f9c4e51e6660&id=8f4f8315a8&e=cbc38cef46> in the country. This
culminated last March with a 4-3 city council vote that limited and better regulated STRs <https://housingsolutionsnetwork.us17.list-manage.com/track/click?u=38123e1ad2608f9c4e51e6660&id=d39e97ac15&
e=cbc38cef46> .
Be leery of “mom-and-pop” landlord arguments <https://housingsolutionsnetwork.us17.list-manage.com/track/click?u=38123e1ad2608f9c4e51e6660&id=94fa7f9ae0&e=cbc38cef46> , these days almost
75% of active Airbnb listings are manage by hosts with more than one property, with 30% of active hosts owning 21 or more. HSN is drafting a position statement with recommendations
for County Commissioners. If you are interested in getting involved in this project send an email to housing solutions@jcfgives.org. (Port Townsend already placed restrictions on STRs
in 2017.)
Port Hadlock Sewer

The second of three community charrettes on the Port Hadlock/Irondale Urban Growth Area (UGA) will take pace May 30th 5:00-7:00pm at the Jefferson County Library. While this meeting
might not be for everyone (see meeting details <https://housingsolutionsnetwork.us17.list-manage.com/track/click?u=38123e1ad2608f9c4e51e6660&id=dcd57b6489&e=cbc38cef46> here), it does
present the opportunity to highlight the significance of UGA’s and the Port Hadlock Wastewater System <https://housingsolutionsnetwork.us17.list-manage.com/track/click?u=38123e1ad2608f9c4e51e6660&i
d=fa37fc0a0b&e=cbc38cef46> currently in phase 1 of construction. So what's a UGA?
UGA’s are something that came out of the Growth Management Act, which if inspired, you can learn all about here <https://housingsolutionsnetwork.us17.list-manage.com/track/click?u=38123e1ad2608f9c4e5
1e6660&id=5c074598c6&e=cbc38cef46> . What’s important to understand is that these are the areas where denser more “urban” growth can and is encouraged to occur. In Jefferson County,
Port Hadlock/Irondale and Port Townsend are the only areas where this growth will be targeted. When you hear about “missing middle” housing <https://housingsolutionsnetwork.us17.list-manage.com/trac
k/click?u=38123e1ad2608f9c4e51e6660&id=79aa36396f&e=cbc38cef46> , housing types like duplexes, townhomes, apartments, etc., these are the areas where they are almost certainly to be
built. Which is why the Hadlock sewer is a big deal. It removes the need for onsite septic systems and greatly increases density potential. (There is whole environmental angle here
too, but we’ll save that for another day.)
Recalling their experience in Colorado ski towns, an Assistant Planner for Jefferson County mentioned recently that Port Hadlock has the potential to become the cool “down valley” town,
more affordable to the the local workforce and boasting a significant cultural presence of its own.
