Jr. Chairman Vice-Chairman Member Alternate MINUTES 11 September 1987 The meeting was called to order by Chairman Dalgleish at 9:20 A.M.. All Board members and Clerk Lea were present. BOE-87-009-LO: Parcel No. 902-264-016 - through 021. - The Board inspected these parcels at 10:30 AM on 8-28-87. Owner Wiedman was present at the inspection. Natural ground cover indicates the presence of standing water in some areas during the wet season. The stream bed at back of lots is dry in the summer. The owner purchased these lots in 1968 at $250 per lot as an investment; however, there has been no record of sales in the area. The long tract across the right-of-way is designated "open space" valued at $2,500 per acre or $2,070 per lot. The total valuation of these parcels will be reduced from $24,000 to $12,420. BOE-87-013-R: Parcel No. 990-200-024- The Board inspected this parcel at 9:45 AM on 8-31-87 in the company of the Condominium Manager (Mr. Swenson). This third floor unit with loft in t.he North Bay units was purchased in May of 1987 under repossession conditions. The Board reviewed sales histories in all of the three level of units and concluded that the current valuation of this unit snould be sustained at $150,00Q. BOE-87-014-LO: Parcel No. 002,332-011~ The Board inspected this parcel at 11:30 AM on 8-28-87. There is poor driveway access and no power, SElWer or water service is available. (the pit bull pup and horse were both very friendly) The lumber mill and log storage yard are on two sides of thi s parcel and impact the use of this parcel as a residence. The Board decided that all parcels adjacent to thesecommercial properties should be valued at $2,650 per acre. The valuation on this parcel was reduced from $20,000 to $8,000. BOE-87-015-R: Parcel No. 002-332-012- The Board inspected thsi parcel at 11:30 AM on 8-28-87. This parcel is in close proximity to the chipper mill and gravel pit. The Board decided to reduce the land valuation to $2,650 per acre plus $1,000 for improvements for a total of $14,250~to sustain the building improvements at $42,085, The total reduced valuation wlll be $56,335. BOE-87-033-R: Parcel No. 969-000-024- The Board inspected this parcel at 12:58 PM on 8-31-87 in the company of Mr. Randolph. There appeared to be no justification for adjusting the current land valuation based on $750 per front foot, plus $1,000 for land improvements and moved to sustain the current valuation of this parcel at $142,310. BOE-87-034-R: - P~rcel No. 986-700-106 - The Board inspected this parcel at 12:45 PM on 8-31-87 in the company of Mrs. St. Onge. At issue was an appropriate deduction of the land valuation to account for a strip of marsh land between the beach front and up- land building site. It was decided that the land valuations should be adjusted to reflect; 100 front feet at $850 ~ Less 5% for marsh land ~ Upl and site at ~ Land improvement 2 sites ~ Total adjusted land valuation ~ $85,000 - 4,250 7,500 2,000 $90,250 The Building improvements valuations should be sustained at $152,915. The total parcel evaluation should be adjusted to $243,165. BOE-87-035-LO: Parcel No. 990-400-452 - The Board inspected this parcel at 10:15 AM on 8-31-87, and confirmed that this is a lot on Raineer Lane that is not serviced by a sewer and that this lot has no potential view. After confirming that all lots in this iivision having no sewer service are currently valued at $9,000, the Board decided to sustain the current valuation of $9,000. BOE-87-050-LO: Parcel No. 002-332-022 - The Board inspected this parcel at 11:30 AM on 8-28-87 and found it to be acreage with a good stand of 75' + fir timber with blanket of salal/rhododendron undergrowth. The parcel is enclosed on three sides by the log dump, chipper mill and gravel pit. The Board decided to sustain the current valuation of $2,650 per acre for a total valuation of $13,250. This is consim:tant with revaluations of land in the immediate vacinity of these commercial facilities. BOE-87-051-R: Parcel No. 002-341-036- The Board inspected this parcel at 12:42 PM on 828-87. The Board confirmed the Assessor's recommendation that the building improvements valuation should be reduced from $62,235 to $53,000 due to the lev~lur completion and that the land value should be sustained at $12,000 for a total revaluation of $65,000. Ther being no further business before the Board, the meeting was adjourned until the field trip at 9:000 AM on t~nday, the 14th of September.
