The meeting was called to order by Chairman Dalgleish with ~embers David Douglas,
Archie Barber and clerk Connie Barlow present. t~inutes will be approved at a
later date. Robert Shold represented the Assessors' Office for the hearin~s.
BE-35-96-R: ~'!illiam F. Anderson petetioned for a reduction of land-only valuation
on two adjacent parcels of land south of the Anderson Lake Road on a basis of $900.
per acre to a total 1 and value of $35,000. The homestead property (96-R) has 26.5
acres with a large pasture very steep and rocky and with little potential of subdivision
due to perk requirements. The adjacent parcel has 14.5 acres south of Anderson Road
and 4.5 acres north of the road. The Assessor's Office has made a change in the
assessment rolls designating the 4.5 acres under a new parcel no. 901-152-005, and has
reduced the valuation of the 14.5 acres (97-LO) from $32,625 to $25,305.
The comparables presented by the Assessor represented parcels of land included in the
current Crown Zellerbach asset disposal program. The$e co~parables are on selectively
logged land adjacent to Anderson Lake Road--one parcel has power service and all
parcels are relatively level, buildable sitei.
BE-35-98-R: John P. Barry petitioned for a reduction of valuation of the home from
$54,430 to $46,500. At issue was the inclusion of a 528 square foot garage in the
1,712 square foot living space of , the home. The garage had been improved to
beco~e an office space with a ~ bath facility. The home was sold in February 1985 for
$54,375. The Assessor reconmended that the current valuation be representative of
fair market value in comparison of values in comparables.
BE-85-100-F: Lawence L. Conover petitioned for a reduction in the valuation of. the
land'Only from $24,325 to $13,000. Mr. Conover was not oresent at the hearing. The
, Assessor reported that current (1933) valuation of land is 'based on $3,500/ acres,
whereas recent sales in the area are @ $2,500/ acte;..
BE-85-103-109-LO: r1ichael Capper/r1arvin Poer petitioned for reduction of valuation
of land on seven parcels of land in the Belleview Addition, Block 15. (13 of the 21
lots) from $29,425 to $610. The petitioner and counsel did not appear at.the
hearing. The petitioner purchased thirteen lots in this block in April, 1985, for
$~OO ina tax sale. The Assessor reported that many lots in this sub-division have
been sold in tax sales between 1982 and 1985 for reasons unknown. Board will attempt
to determine the cause for tax sales because of impact on equal ization of this
sue-divlsion on County.
