Deleo Chairman Vice-Chairman Member Alternate -------------------------------------------------------------------------------- MINUTES -------------------------------------------------------------------------------- 28 October 1985 All Board members and Clerk were present, meeting began at 9:00 to discuss and make the following decisions. TAMARACK VILLIAGE: Just south of Irondale Road; Sec. 2, TWP 29N, R1W, Jefferson County. This 1979 platted development has improved streets, burried power, water and telephone serving fifty lots. The valuation rolls on these lots of this develop- ment are currently $10,500 per lot. Seven sales of lots in thts development in 1985 were all for $7,500. The Board moved to support the Assessor's request to reduce the valuation for lots improvements at $7,500 per lot. The Assessor's staff prepared order of the County Board of Equalization for petition numbers BE-85-291-LO through BE-85-340-LO to accomplish this goal. BE-85-111-LO (Parcel 701-191-014) The Board made an on-site inspection of this property on Cf-16-85. This 5.22 acre site is wooded with a substantial ravtne bisecting it. The Assessors comparables having a better view, access and topographic' features are valued' at $5,000 per acre. The subject property is considered to be worth only $3,000 per acre; therefore, the Board moved to reduce the valuation from $22,395 to $15,510. BE-85-66-C (Parcel 957-607-001) the Board and a Deputy Assessor made ~inspection of this property on 10-25-85. Mr. Callahan joined the Board in the inspection of the commercial portions of the building and excluding the living quarter!). The Board, working with a combination of on-site inspection data and evaluation of partially incomplete financial data, considered a new set of income expense analysis and calculator cost analysis' to produce adjusted evaluations of $193,900 and $196,650 respecttvely. After further deltberation the Board moved to SUSTAIN the land valuation at $47,650 and to reduce the building valuation from $202,350 to $146,250. BE-85-B2-A (Parcel 988-800-103) The Board finds that the land valuation is not consistent wtth similar lots withing a block valued at $11,000. The tmprovement valuation of $96,705 in 1981 appreciated at 5% per year would become $117,546. The Board moves to reduce the total valuation for the parcel to $128,500. BE-85-86-R (Parcel 984-600-801) The Board made an on-site inspection of the parcel on 9-24-85. The Board finds equity in valuation of the land and would sustain at $28,500. The Board moved to increase the amount of depreciation allowance (due to need for extensive repairs) to reduce the improvement valuation from $80,000 to $69,000, making the total valuation $97,500.
